Louth native Ross Gaynor rifled home a phenomenal 25-yard volley to break the deadlock with just over a quarter of an hour left in the game.
After some good build up play from the Munster men, a Derry defender made a clearance which only found its way Gaynor, who connected with the ball perfectly to drill it into the net.
The win booked Cork City a final four showdown with Bray Wanderers, while Dundalk face Longford in the other semi-final clash.
